Fractional Ownership Statistics in Lake Tahoe

September 25th, 2006 – Sales of shares in fractionalized properties comprise only a small share of the total real estate transactions, however they have been increasing steadily since the North Tahoe Sierra MLS began tracking them in 2003. Prices for shares ranged from $20,000 - $860,000, with an average share price of $337,000. Transactions on fractional properties accounted for 1.6% of the total dollar volume for the area. September 25th, 2006- Shared ownership sales have accounted for about 5% of the real estate transactions in our area so far this year. The largest number of sales occurred in Northstar Village. Units in developments that were originally developed as fractional properties accounted for 70% of the transactions. The average day on market (DOM) for fractions of properties was 138 compared with 100 for singly owned homes. Only 12% of the transactions involved loans at the time of sale.
